Web site analysis also involves “Usability” of the web site. How user is going to interact and perform desired actions.
that i guess is not the part of SEO? where should we categorize it?

SEO itself is just one aspect of Web Design. Web Design, being the broad category defined to building a website. Usability as you mention is an import aspect of Web Design.
The SEO Review, is for those people that already have a website designed and are unhappy with their search results.
